A river runs past it: condos next to the Bow

For urbanites, townies and cosmopolitan cliff dwellers, condo options overlooking Calgary’s Bow River and downtown core are currently available in a range of sizes, styles and prices.

Possibilities arrayed along the south side of the Bow and now seeking buyers include high-rise landmarks, such as the swish, twin-towered Avenue West End; the final two towers of the 10-tower, master-planned Parkside at Waterfront project and the first tower of the chic Concord development. On the north side of the river, the low-rise Memorial Drive condo project is scheduled for completion this fall.

They all offer 10-minute-or-less walking commutes to the core, plus easy access to bistros, bars and all the charms of big-city life. They’re all just a short stroll away from Prince’s Island Park and Kensington shops, but each has its own appeal.

The Concord, Avenue West End and Parkside at Waterfront are prominently placed at the high end of the downtown condo market.

Twenty-odd remaining units in the first tower of the Concord run from $910,000 and 1,060 square feet to $7.45 million and 3,100 square feet for one of three remaining penthouses. (Five penthouse units have been sold.) The building, overlooking the west end of Prince’s Island and the south end of the Peace Bridge, has a total of 106 luxury apartment condos and is scheduled for occupancy this spring, says sales representative Rowena Chan.

Pat Quinn and his wife, Janette Lew, are co-owners of an oilfield services company who currently live in Signal Hill and are eagerly awaiting the occupancy date for their 2,000-square-foot Concord home.

“The Concord is a very nice building in a great location,” Quinn says. “They’re doing all the extras and I think it’s just going to be a wonderful place.”

He says he likes the quality of construction and, having owned a second home in Vancouver, he was aware of Concord Pacific’s reputation as a superior developer there. He says recent taxes on out-of-province homeowners convinced them to sell their Vancouver property and upgrade their Concord investment from a 1,500-square-foot unit to 2,000 square feet.

An address at the Concord comes with 24-hour concierge and security services, private multi-car garages for estate units, two parking spaces for other units, three carwash systems, a swimming pool, fitness centre, meeting room, party room and a golf simulator.

Concord Pacific spokesperson Gabi Chan says an announcement is expected this spring on timing of the second tower of the Concord project and the off-site presentation and sales centre, at 700 1st Ave. S.W., will soon be closed for renovations to reflect condo layouts in the second tower.

Avenue West End touts Bow River and Rocky Mountain views, along with concierge service, fitness centre, bike-repair workshop and a dog wash station in the parkade. Condos still available in the twin-towered, 319-unit complex include one-bed, one-bath units starting at 634 square feet, while lower-floor townhouses range from 1,290 to 1,320 square feet, with two bedrooms, a flex room and 2.5 bathrooms. Penthouses are 2,315 square feet, with two bedrooms, a den and a large terrace. Interior finishes include quartz kitchen counters, gas cook top, large refrigerator-freezer, bathrooms with radiant-heated porcelain floor tiles and marble counters, plus air conditioning and engineered hardwood flooring throughout and a designated underground parking spot.

Anthem vice-president of sales and marketing Elva Kim says her employer is wrapping up development of its 5.2-acre Parkside at Waterfront, a 10-building, master-planned high-rise community between Eau Claire and Chinatown. The final two smaller buildings, terraced to descend toward the Bow River and immediately adjacent to the public pathway, will be completed this spring. They will offer a total of 20 luxury units with “unobstructed water views,” ranging from 1,200 square feet to 2,800 square feet, with pricing to be determined upon completion, Kim says.

“It’s a really rare opportunity to be able to buy one of these Bow-facing homes,” she says.

Meanwhile, 25 condos are still available for purchase in two previously-completed buildings in the Waterfront complex, with 550-square-foot, one-bedroom units starting at $369,900. Also available are one-bed and den layouts, as well as two-bed and two-bed plus den designs.

Anthem’s Memorial Drive project consists of two five-storey, woodframe buildings with a total of 93 units from 590 to 1,700 square feet. Layout alternatives include one-bed; one-bed and den; two-bed; two-bed and den; and three-bed.

Kim says pricing won’t be announced until units go on sale in the second quarter, at which time a presentation centre will also be opened in the building. She says the project was conceived with young professionals, first-time buyers and downsizing couples in mind, playing on its Kensington location and easy access to the downtown core and Prince’s Island.
